— Brentwood, Tennessee

Tenant representation in Brentwood.

Brentwood is the closest Williamson County office market to Nashville and home to some of the region's largest corporate employers. Its office parks are established and well located, which means tenants compete for the best space and need a plan well before their lease runs out. The Giles Group represents tenants only. We never represent landlords.

— The Submarket at a Glance

Nashville's closest suburban office market.

Location. Brentwood sits just south of Nashville on I-65, between Nashville and Franklin. The northern edge of Cool Springs reaches into Brentwood.

Office parks. Maryland Farms, one of the area's original suburban office parks, dates to the early 1970s. Other parks line the I-65 corridor.

Who's here. Tractor Supply Company's headquarters, Lifeway Christian Resources, Brookdale Senior Living, Comdata, UnitedHealth Group and GEODIS are among the city's largest employers.

Community. About 45,000 residents, with some of the highest household incomes in Tennessee, served by Williamson County Schools.

— Who Leases Here

Office users, first and foremost.

Brentwood is part of the white-collar corridor along I-65. Demand comes mainly from office users: corporate headquarters, healthcare and senior-living companies, financial services and professional firms. Retail serves the affluent surrounding neighborhoods.

Why tenants choose it

Commute, address and schools

The shortest Williamson County commute to downtown Nashville. An established corporate address with mature office parks. Executive housing and top-rated schools nearby.

The trade-offs

Cost, age of space and traffic

Cost: Brentwood is a premium market. Rutherford County and parts of Davidson County generally cost less. Age of space: many office buildings date from the 1980s and 1990s. Some have been renovated, others haven't, so condition and operating costs vary widely from building to building. Traffic: I-65 and the Old Hickory Boulevard and Concord Road interchanges are congested at rush hour.

— What Tenants Get Wrong Here

Three mistakes we see repeatedly.

Mistake · 01

Treating all Brentwood buildings as equal

Two buildings in the same park can differ sharply in condition, parking and operating costs. Compare the total cost of occupancy, not the quoted rate.

Mistake · 02

Renewing without leverage

Landlords know relocating is expensive. Start 12 to 18 months out and have real alternatives in hand before you negotiate.

Mistake · 03

Leaving improvement dollars on the table

In older buildings, a renewal is the time to ask for refreshed improvements. Many tenants never ask.

What's changing

Amenities coming to older parks

At Maryland Farms Eastpark, Boyle Investment Company replaced one of its three office buildings with a 120-room hotel and added restaurant and retail space, part of a broader push to add amenities to older office parks.

— Questions We Hear

Brentwood FAQ.

Is Brentwood more expensive than Franklin?

They're similar. Both are premium markets, and pricing depends more on the building and its condition than on the city.

Is Maryland Farms still a good office location?

For many tenants, yes. The location is central and the parks are adding amenities. Building quality varies, so tour carefully.

What does tenant representation cost?

Nothing to you. Tenant representation is paid by the landlord.

Do you also cover Franklin and Cool Springs?
