— About The Giles Group

Built to represent one side of the table.

The Giles Group was founded on a simple premise: the best results for occupiers come from a firm that represents only occupiers. No conflicts. No divided allegiances. Just one client priority.

— Managing Director

A background built for this work.

Shane Giles grew up in Tennessee in a family of real estate investors and developers — which means he came to commercial real estate with context most brokers spend a career trying to build. After serving in the United States Army Infantry and leading a team through combat operations, he left the military with an understanding of what discipline, precision, and accountability actually look like under pressure.

His academic background is built specifically for this work: a Bachelor of Business Administration from Lipscomb University, a Master’s in Real Estate Development and Finance from Georgetown University, and graduate business studies at Vanderbilt University. Before founding The Giles Group, he managed over $150 million in real estate annually and oversaw more than 600 commercial locations across the United States.

He founded The Giles Group because he wanted to operate the way he believed the work should be done — lean, precise, and entirely on the occupier’s side of the table. No landlord assignments. No junior brokers running your deal. The same person who takes your call is the person who negotiates your lease.

— The Firm

Why we’re structured this way.

The Giles Group is intentionally lean. Not because of capacity constraints — because the principal-led model consistently produces better outcomes for clients than large-team brokerage structures.

Principle · 01

Principal-Led Means You Get the Best Resource

At large firms, the principal wins the business and junior brokers run the deal. At The Giles Group, the person you meet is the person who negotiates your lease, runs your market survey, and manages your transaction from first call through occupancy.

Principle · 02

Lean Teams Execute with Greater Precision

Special operations teams accomplish complex objectives with small, highly specialized units. The same principle applies here. A lean, focused team with a defined process outperforms a large team managing volume.

Principle · 03

Occupier-Only Eliminates Conflicts

We never represent landlords. This is not a positioning statement — it is a structural commitment. It means every market survey, every recommendation, and every negotiation strategy is developed with one objective: the best possible outcome for the occupier.

Principle · 04

Nashville-Based, Built for National Work

Deep local expertise in Middle Tennessee combined with the capability to advise on national requirements and multi-market assignments. Multi-location clients are a natural extension of the model — the process translates across markets.

— Our Commitments

What we don’t do defines us as much as what we do.

These are not aspirational statements. They are structural commitments that govern every assignment we take.

— Commitment 01
We do not represent landlords. Our advice is unbiased and free from listing relationships or competing commissions.
— Commitment 02
We do not take assignments where we cannot add meaningful value. If we cannot make a real difference to the outcome, we say so.
— Commitment 03
We do not rely on listing-driven or commission-driven recommendations. Every property we recommend fits the client’s requirements — not our portfolio.
— Commitment 04
We do not pursue transactions without a defined strategy. Every engagement begins with a clear requirement, a market thesis, and a negotiation objective.
