— Franklin & Cool Springs

Tenant representation in Franklin and Cool Springs.

The I-65 corridor through Franklin and Cool Springs is one of the strongest office markets in Tennessee. It is also one of the most expensive. Tenants who do well here plan early, know what they will pay all-in, and negotiate from options, not urgency. The Giles Group is based in Cool Springs and represents tenants only. We never represent landlords.

— The Submarket at a Glance

Three areas, one corridor.

Location. Franklin sits about 20 miles south of downtown Nashville on I-65, in Williamson County.

Historic downtown Franklin is a walkable Main Street with boutique retail, restaurants and small professional offices. Cool Springs is the commercial core along I-65, Mallory Lane and Cool Springs Boulevard, around CoolSprings Galleria: mostly Class A office, corporate campuses and destination retail, with less housing. Greater Franklin is more modern and residential, with neighborhood retail and medical.

Who's here. Corporate headquarters and regional offices, including Nissan North America, Mitsubishi Motors North America, Community Health Systems and Schneider Electric's regional office at Franklin Park.

Workforce. Williamson County's median household income is about $135,600, and Williamson County Schools led the state in TCAP proficiency for 2025–26.

— Who Leases Here

The white-collar corridor.

We call I-65 through Brentwood, Franklin and Cool Springs the white-collar corridor. Most demand comes from office users: corporate headquarters, healthcare administration, financial and professional services, and the firms that serve them. Retail tenants follow the area's high household incomes, from national brands near the Galleria to boutique concepts downtown.

Industrial space is limited in Williamson County. Tenants that need warehouse or production space usually look south and east, toward Rutherford County and the I-24 corridor.

Why tenants choose it

Access, talent and address

Direct I-65 access, about 30 minutes to downtown Nashville outside rush hour. Executive housing and some of the state's top-rated public schools nearby. A deep, educated labor pool and a recognizable corporate address. Hotels, restaurants and retail within minutes of most office parks.

The trade-offs

Cost, commute and competition

Cost: Franklin and Cool Springs are among the most expensive suburban markets in Middle Tennessee. Murfreesboro and Rutherford County generally cost less to occupy and to live in. Commute: I-65 and the Cool Springs interchanges carry heavy rush-hour traffic; Brentwood puts you closer to Nashville. Competition for space: quality space draws multiple tenants, so landlords often have less reason to negotiate with a tenant who starts late.

— What Tenants Get Wrong Here

Three mistakes we see repeatedly.

Mistake · 01

Underestimating the total cost

Base rent is only part of it. Operating expenses, parking, build-out and escalations add up quickly. A startup that hasn't modeled the all-in number can sign a lease it can't carry.

Mistake · 02

Renewing too late

In a market this tight, a tenant without time to relocate has little leverage. Start 12 to 18 months before expiration.

Mistake · 03

Accepting the first renewal offer

Retail landlords here often push rents up at renewal. Office landlords may be willing to fund refreshed improvements, but only for tenants who ask.

What's changing

Galleria redevelopment and Mack Hatcher

CBL Properties and Greystar broke ground in July 2026 on a mixed-use project at CoolSprings Galleria, with 361 residences and about 15,000 SF of new retail and restaurant space, expected to take about two years. The state has committed $40 million to widen the southeast segment of Mack Hatcher Parkway to four lanes, but construction isn't scheduled until 2032.

— Questions We Hear

Franklin and Cool Springs FAQ.

Is Cool Springs part of Franklin?

Mostly. The commercial core is in Franklin city limits, and its northern edge extends into Brentwood.

When should I start looking if my lease expires next year?

Now. Twelve to 18 months gives you time to compare options and use them as leverage, whether you stay or move.

What does tenant representation cost?

Nothing to you. Tenant representation is paid by the landlord.

Do you also cover Brentwood?

Yes. Brentwood is the next submarket north on I-65. See our Brentwood page.
