— Bellevue & West Nashville

Retail tenant representation in Bellevue and West Nashville.

Bellevue is a large, established residential community on Nashville's west side that spent years underserved by retail after its mall closed. One Bellevue Place changed that in 2018, and the rooftops around it keep growing. For a retail tenant, it's a market with a loyal local customer base and a limited number of good sites. The Giles Group represents tenants only. We never represent landlords.

— The Submarket at a Glance

A neighborhood market with one dominant node.

Location. Bellevue sits about 13 miles southwest of downtown Nashville where I-40 meets Highway 70S, with Highway 100 and Old Hickory Boulevard serving the neighborhoods. The Natchez Trace Parkway begins here, and Warner Parks' 3,000-plus acres sit on its edge.

One Bellevue Place. The 87-acre redevelopment of the former Bellevue Center mall at I-40 and 70S opened in 2018 with about 350,000 SF of retail, restaurants and entertainment, 337 apartments, a hotel, senior housing, a Predators ice center and a Metro community center. Anchors include AMC, Sprouts, HomeGoods, Burlington, Ross, Ulta, Michaels and PetSmart. MetLife bought the retail in 2019.

Nashville West. The 324,000 SF power center at I-40 and Charlotte Pike, anchored by Dick's, Best Buy, Ross, Marshalls and Old Navy, with Costco, Target and Publix alongside. Neighborhood centers along Highway 70S serve daily needs.

Community. Bellevue's population is in the high 70,000s by the most recent public estimates. James Lawson High School, a $140 million campus, opened in 2023.

— Who Leases Here

Retail that serves the people who live here.

Bellevue is a neighborhood market, not a regional draw. The customers are the families who live within a few miles, and the retail that works serves them: grocery-anchored centers, restaurants, service retail, medical and dental, fitness, kids' activities and entertainment concepts that give a large residential base something to do close to home.

West Nashville along Charlotte Pike is the regional-box corridor, with the big national tenants at Nashville West and the growth pushing west from the city.

Why tenants choose it

A stable base, less competition

A large, stable residential base with household incomes well above the metro average and years of pent-up demand. Less competition for the customer than Cool Springs or Green Hills, and fewer direct competitors in most categories. I-40 access and a single dominant node at One Bellevue Place, so a tenant knows where the traffic is.

The trade-offs

Few sites, one big landlord

Few sites: quality retail space in Bellevue is concentrated in a handful of centers. When something good comes available, it goes quickly. One landlord sets the tone: with One Bellevue Place owned by an institution, a tenant negotiating there needs leverage from elsewhere. It's a neighborhood: concepts that need regional draw or tourist traffic belong closer to town.

— What Tenants Get Wrong Here

Three mistakes we see repeatedly.

Mistake · 01

Negotiating against the asking rate instead of the market

Institutional landlords quote rates built for national tenants. A local or regional tenant with a strong concept has more leverage than the proposal suggests, but only with comparable deals in hand.

Mistake · 02

Ignoring the lease beyond rent

Exclusive-use rights, co-tenancy protection, CAM caps, relocation clauses and renewal options decide how a retail lease performs over ten years. Most tenants negotiate rent and sign the rest.

Mistake · 03

Renewing too late

A tenant with a built-out store and no time to move has little leverage at renewal. Start 12 to 18 months out.

What's changing

West Nashville keeps building

Belle Meade Village, a 15.5-acre retail, hotel and residential project on the former Belle Meade Plaza site, and the Rock Harbor Marina redevelopment with new retail and restaurants are among the projects reported for 2026, along with more condo-over-retail on Charlotte Avenue. Nashville West changed hands in early 2026, which usually means a fresh look at the rent roll. And Bellevue residents publicly pushed back on a self-storage proposal on Old Hickory Boulevard in 2025, asking for local shops instead. Demand for neighborhood retail is real.

— Questions We Hear

Bellevue FAQ.

Is Bellevue part of Nashville?

Yes. It's a neighborhood of Nashville and Davidson County, not a separate city, which matters for permitting, taxes and signage rules.

Where is the retail in Bellevue?

Most of it is at the I-40 and Highway 70S interchange: One Bellevue Place and the centers along 70S. Regional big-box retail is at Nashville West on Charlotte Pike.

When should I start looking if my lease expires next year?

Now. Twelve to 18 months gives you time to compare options and use them as leverage, whether you stay or move.

What does tenant representation cost?

Nothing to you. Tenant representation is paid by the landlord. Looking north of town instead? See our Hendersonville and Gallatin page.
